Common Areas

There are a number of “Common Areas” in Orchard Brook, that are maintained by the homeowners association using funds from the annual homeowner’s assessments. Each home in Orchard Brook is adjacent to one of the common areas. There are also wetlands near the clubhouse and around the back pond that are common areas.

Homeowners are allowed to use the common areas, within reason, for activities such as parties and picnics. They may not make any sort of permanent use of the common areas, including placing any structure (shed, play set, etc.) on them. Specific regulations for using the common areas are spelled out in the OBHA Covenants.
